GRAND OFFICES - TECHNICAL SPECS

All offices are delivered in a certain standard, but are subject to individual tenant improvements. The following items are included in the base rent unless mentioned otherwise.

1. Walls
Double layer plasterboard walls, painted both sides separating the standard office units, and have a high-class sound insulation both between rooms and between corridors and the rooms.

3. Ceiling
The most modern air conditioning system for the office areas is hidden in the ceiling, providing maximum comfort for office users with no disturbance by draft. The entire ceiling will heat and cool. “Dark light” mirrored fluorescent lamps are mounted on the white painted stucco ceiling. The ceiling is made of plasterboard painted with Caparol Lido (white colour).

4. Floors
Antistatic, roller chair resistant and soundproof carpet of high quality (TECSOM).

5. Doors
Office entry doors from the corridors: 90/200 cm, sound alternation 32 dB, F30
Frames – Dark Blue 5008, Green - enamel painted steel doors with wooden veneer surface (pear) and solid core with high quality fixtures and a central cylinder locking system (EVVA).

6. Windows
Thermal insulated high quality aluminum frames coated with enamel with large openable windows in every room, thermo – glass double-glazing with sound alternation of 32 dB.

7. Heating and Cooling System
The office area is heated and cooled by the most modern and comfortable heating-cooling ceiling system with individual office temperature adjustment by thermostats located within the offices. Office temperature during the summer period is +24 C (humidity: 60%) and during the winter period +21 C (humidity: 30%). The office tenants can adjust the office temperature with + 2 C or - 2 C.

8. Ventilation
Fresh air supply: 48 cubic meters per hour at 8 square meters per person with windows closed. Humidity detectors will prevent condensation when cooling is operative.

9. General Parameters
The design parameters for the office heating-cooling systems assume occupancy of 8m2/ person and an internal heat load corresponding to a computer workstation and one normal photocopier per ten persons.

10. Lighting
Offices are equipped with non-reflecting office lights according to the architect’s interior design, which will provide a high average level of 500 lux at working level.

11. Cabling
Cable channels, placed in the floors and spaced to ensure sufficient capacity for a high density of connections, especially if offices are used as open plan space. Each working unit (avg. 10 square meters) is equipped with one module (Van Geel System) mounted in the floor and placed above a cable channel according to tenant specification. The standard module is equipped with two power sockets (one is UPS), one telephone socket and a blank socket for data connections. Further modules/ sockets can be installed at tenants requirement and cost. At request each tenant can be connected to the existing TV cable system in the building on its cost.
- Computer cabling
Up to two data cables per working unit (8-10 square meters) can be placed in the cable channel to supply each unit. Network cabling can be installed at tenant's cost. The channels are capable of connecting all modules on each floor, or any smaller networks.

12. Telephone system, Telecommunication
The tenants of The Grand Offices benefit of approx. 2000 telephone line connections through a HI PATH 4000 SIEMENS (PBX) equipped with a digital ISDN communication system. The connection with ROMTELECOM PBX is assured through optic fiber that permits a high quality transmission of data. Each working unit (8-10 square meters) is equipped as standard with one telephone socket. If more telephone lines are needed in the rented aria, supplementary connections (telephone boxes) can be realized to satisfy the tenant requirements.

13 Sanitary Facilities
Each standard office floor has one main sanitary area in the center consisting of: two separately bathrooms for male and female, one kitchenette room, a storage room and cleaning room, which can be conveniently accessed from all offices. Finishes are of high quality and attractive design.

14 Corridors
Suspended ceiling with integral fluorescent downligts, loudspeakers, smoke detectors and sprinklers. Flooring with high quality TECSOM carpeting.

15 Office entrance lobby
The Grand Offices entry hall is located at ground level, on the left wing of The Grand building, before entering the office elevator lobby and is finished with an elegant architectural design and lighting. A reception desk with 24 hours security entrance assured a civilized and welcoming access to the office area.

16. Elevators and stairs
The offices of the building part no.1 are served by 4 Otis elevators of high quality out of which 3 elevators are connecting the levels between the basement and 9th office floor and 1 elevator connecting the levels between ground floor till the 9th office floor.The offices of the building part no. 4 are located at the 1st floor and are served by one Otis elevator connecting the ground floor with the 1st floor and an impressive stair.Each elevator can carry up to 13 persons or up to 1,000 kg. Finishing: combination of steel, chrome, natural marble and mirrors.The office part of the building is provided with emergency stairs allowing the immediate evacuation of the tenants in any emergency case.
